Il faut comprendre comment le r\u00f4le d&#8217;\u00e9valuation est construit et se rappeler que ce ne sont pas toutes les propri\u00e9t\u00e9s qui sont visit\u00e9es pour une \u00e9valuation. Donc, on ne doit pas n\u00e9cessairement se fier sur l&#8217;\u00e9valuation municipale pour fixer le prix d&#8217;une maison\u00a0\u00bb, explique M.\u00a0Choquette.<\/p>\n<p>Le principe de l&#8217;offre et de la demande, de m\u00eame que la confiance que l&#8217;acheteur porte au vendeur, demeurent les principaux crit\u00e8res pour fixer la valeur marchande d&#8217;une maison. \u00ab\u00a0Il n&#8217;y a pas d&#8217;impact r\u00e9el sur les acheteurs, parce que plusieurs d&#8217;entre eux n&#8217;ont pas acc\u00e8s \u00e0 l&#8217;information de l&#8217;\u00e9valuation d&#8217;il y a trois ans. Il n&#8217;y a donc pas une influence majeure pour d\u00e9cider si on ach\u00e8te ou pas. En visitant plusieurs maisons, on peut voir ce que \u00e7a vaut vraiment. Dans certains cas, l&#8217;\u00e9valuation a augment\u00e9 beaucoup mais la maison a manqu\u00e9 d&#8217;entretien.\u00a0\u00bb<\/p>\n<p>Il faut surtout convaincre le vendeur que sa maison ne vaut pas beaucoup plus cher sur le march\u00e9 m\u00eame si l&#8217;\u00e9valuation municipale a bondi. \u00ab\u00a0La plus grande difficult\u00e9 dans notre m\u00e9tier, c&#8217;est d&#8217;amener le vendeur au prix du march\u00e9.
