Le prix des propri\u00e9t\u00e9s requiert souvent deux revenus pour en permettre l\u2019acquisition. Le march\u00e9 a chang\u00e9 comme celui des acheteurs.<\/p>\n<p>Les conjoints sont \u00e9galement plus souvent en union de fait que par le pass\u00e9. Les statistiques d\u00e9montrent que les conjoints mari\u00e9s qui se s\u00e9parent le font en moyenne apr\u00e8s 14,3 ans comparativement \u00e0 ceux qui vivent en union de fait. Ces derniers se s\u00e9parent en moyenne apr\u00e8s 4,8 ans de vie commune. Les droits du patrimoine familial et de d\u00e9claration de r\u00e9sidence familiale ne sont applicables qu\u2019aux conjoints mari\u00e9s ou unis civilement. Trois clauses sont donc essentielles \u00e0 tout acte de vente pour une protection optimale des conjoints.<\/p>\n<p><strong>La clause de mise de fonds<\/strong>\u00a0permet \u00e0 chacun des acheteurs d\u2019inscrire directement dans l\u2019acte de vente (achat pour eux) le montant de leur contribution respective.\u00a0<strong>La clause du droit de propri\u00e9t\u00e9<\/strong>\u00a0permet de pr\u00e9voir le pourcentage du droit de propri\u00e9t\u00e9 de chacun des acheteurs.
